West Valley City, Utah
Roofing in Utah's second-largest city
West Valley City is young as a city and a lot older as a neighborhood. Why that matters to you: the city only dates to 1980, but most of the houses were already standing when it got its name, and a lot of those roofs are coming due at the same time.
Over Jordan, then a boom
West Valley City has one of the best founding stories in Utah. Joseph and Susanna Harker crossed the Jordan River and settled here in 1848, and the farm towns of Granger and Hunter grew up around them. In 1950 the Granger-Hunter Improvement District brought running water and sewer to the area, and a residential boom followed, according to West Valley City’s own history. The city itself was only incorporated on July 1, 1980. A vote to undo it was on the ballot one week later, and with no bank willing to back a city that might disappear, the first mayor and commissioners paid for gas for the police cars themselves. It held, and it is now the second-largest city in Utah.
One in five homes is from the 1970s
When the city was born it already had 72,299 people, per the census figures on Wikipedia. The houses came first. According to the U.S. Census Bureau’s American Community Survey, the 1970s are the single biggest decade for West Valley homes, close to 8,900 of them, and more than half of the city’s homes were built before 1990. About three in four are owner occupied. Under a roof that old we often find older decking, past repairs, and sometimes a second layer over the first. We tear off to the deck every time, replace soft decking instead of covering it, and the first two sheets are on us.
The permit is required, and that is good news
West Valley City is clear about this one. Its building inspections FAQ says every reroof needs a building permit, whether it is shingles or a flat roof, and that the city checks your roofer holds a current state contractor license. We are licensed in Utah and we pull the permit as part of the job, so an inspector looks at the work too.
Wind and snow on the west side
The west side of the valley gets its share of wind. On the night of October 2, 2016, a weather sensor on Bacchus Highway, a few miles south-southwest of the city, recorded a 74 mph gust, per the NOAA Storm Prediction Center’s storm reports. Gusts like that lift shingle tabs and work at the edges. If you are worried about your roof after a storm, let us know and we will have somebody there in less than 48 hours for a storm walkthrough.
Snow is the other one. The same city FAQ says trusses are built for about 36 inches of snow, so do not climb up with a shovel, and call a professional roofer if it ever gets past about 30 inches. We work through the winter months, weather dependent.

West Valley City is a short drive up Bangerter from our office. Here is one of our West Valley City jobs, up close.
A flat roof, seam by seam
Not every West Valley home has a pitched roof. On this one the crew is laying white membrane across a flat roof. Water sits longer on a flat roof than it ever does on shingles, so the seams, the edges, and every pipe that comes through it get the closest look, and the owner gets the photos.
Nearby, we also work in Taylorsville, Kearns, Magna, Salt Lake City, West Jordan.

West Valley City roofing questions
Questions we get all the time from West Valley City homeowners.
Do you offer financing?
Yes, and we keep it simple. Ask about our in-house financing or one of our lending partners, and we put the monthly payment for each on paper so you can compare them at the kitchen table. Military, first responders, and teachers get an automatic $500 off.
Do you handle insurance?
We inspect, mark, photograph, and hand your insurance company a complete dated report. With your OK, we also answer your carrier’s questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof. What we make sure of is that nothing on your roof goes undocumented.
What counts as an act of God?
Damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.
How do I tell if I have storm damage?
Most of it hides from the driveway. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.
Do you work on roofs with solar panels?
Yes, in-house. We hold the S202 Solar Photovoltaic classification on our Utah contractor license, so panels come off and go back on with the crew that does your roof. No second company, no second wait, and one warranty conversation instead of two.
Do I need a permit to re-roof in West Valley City?
Yes. West Valley City requires a building permit for any reroof, whether it is new shingles or a flat roof, and checks that your roofer holds a current Utah contractor license. We pull it as part of the job.
Should I shovel the snow off my roof?
The city says no, and we agree. West Valley City’s building inspectors say trusses are built for about 36 inches of snow, and a fall off the roof is the bigger risk. If the snow gets past about 30 inches, call a professional roofer instead of grabbing a shovel.
Do you work on flat roofs in West Valley City?
Yes. Some homes here have a flat or low-slope roof, and we have done flat roof work in West Valley City. A flat roof sheds water slowly, so the seams and edges matter more than anywhere on a pitched roof, and those are the spots we photograph closest.
How many roofs have you done in West Valley City?
40 documented residential jobs, counted from our own job records: 13 in 84119, 12 in 84128, and 10 in 84120. Every one photographed.
