Draper, Utah

Why so many Draper roofs are due at the same time

Draper grew from about 5,500 people in 1980 to over 47,000 today. Why that matters to you: when a whole neighborhood goes up at once, the roofs tend to age together. If the house next door is getting a new roof, yours is worth a look too.

From a farm town to a city

Draper goes back a long way. Ebenezer and Phebe Brown settled here in 1849. But it stayed small for a long time. The town did not incorporate until 1978, and in 1980 it had about 5,500 people. Then it took off: Draper more than tripled in size between 1990 and 2000, and today it has over 47,000 people, according to Utah’s Division of State History.

As roofs age, shingles lose granules, edges start to lift, and small leaks show up in places you do not look. We have 45+ documented residential jobs in Draper.

Roofs up on the hill

Draper is not flat. Our lowest Draper job sits around 4,400 feet, and a dozen of them sit above 5,000 feet, up toward the mountains, based on USGS elevation data for each address. Higher up means colder nights, more snow sitting on the roof, and more ice at the eaves. On some of those homes we recommend ice and water protection and heat cable. On shingle roofs we run GAF Timberline HDZ or CertainTeed Landmark Pro, the same shingles that come in our packages.

Wind at the Point

Draper sits right at the Point of the Mountain, the gap between Salt Lake Valley and Utah Valley. The Flight Park there is known worldwide as one of the best places to learn to paraglide, and that is because of the wind. In the morning it flows north out of Utah Valley, and in the evening it turns around, as BYU’s student paper reported. Great for pilots. Harder on shingles. Wind works at the edges and ridges first, so after a windy stretch it is worth a free inspection. If you are worried after a storm, we will have somebody on site in less than 48 hours to walk it with you.

No pressure, no commission

When we are working in a Draper neighborhood, our project managers go door to door to let the neighbors know and offer free inspections. Our inspectors and sales reps are paid a salary, not commission, so if your roof has years left in it, you will hear that from us.

Just a reminder, we have financing options available. Learn more about financing, or you can schedule a free inspection or simply give us a call.

Recent work in Draper

Draper is a short drive from our headquarters in South Jordan. Here is one of our Draper jobs, from the air and up close.

Drone view straight down onto a Draper home with many hips and valleys

A busy roof from above

This Draper home has a lot going on: hips, valleys, and several roof levels. Every one of those lines is a place water travels, which is why we fly the drone and photograph every slope instead of guessing from the driveway.

Close view of shingles, ridge cap, and roof vents on a Draper home

The same roof, up close

Up close you can see the ridge cap and the roof vents. Vents matter more than people think. They move hot air out of the attic, so the shingles are not baked from below all summer.

Nearby, we also work in Sandy, South Jordan, Riverton, Lehi.

Draper roofing questions

Questions we get all the time from Draper homeowners.

Do you offer financing?

Yes, two ways. Through our lending partners, or with in-house financing of our own. We go over both at your free inspection. Military, first responders, and teachers get an automatic $500 off.

Do you handle insurance?

We inspect, mark, photograph, and give your insurance company a complete dated report. With your OK, we also answer your carrier’s questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof. What we make sure of is that nothing on your roof goes undocumented.

What counts as an act of God?

Damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.

How do I tell if I have storm damage?

From the ground, mostly you cannot, and that is the problem. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.

Do you work on roofs with solar panels?

Yes, in-house. We hold the S202 Solar Photovoltaic classification on our Utah contractor license, so panels come off and go back on with the crew that does your roof. No second company, no second wait, and one warranty conversation instead of two.

How old are most roofs in Draper?

Younger than Sandy’s, but catching up. Draper had about 5,500 people in 1980 and more than tripled between 1990 and 2000, so a lot of its homes, and their first roofs, went up in the same few decades. A free inspection tells you where yours stands.

Do Draper homes need heat cables?

On the higher ground, often yes. A dozen of our Draper jobs sit above 5,000 feet, where winters are colder and ice at the eaves is a real problem. We install heat cable where the roof calls for it, and we will tell you straight if yours does not.

How many roofs have you done in Draper?

45+ documented residential jobs, counted from our own job records, not an estimate. Every one of them is in the 84020 ZIP code, and every one is photographed.
