Roofing at 7,000 feet
Most Park City roofs belong to people who are not there to watch them. Why that matters to you: snow, ice dams, and a few lifted shingles can sit on a second home for weeks before anyone notices. A dated photo report fixes that, and you do not have to be in town to get one.
Thirty minutes up Parleys
We love working in Park City, and that is mainly because a lot of our full-time guys ski, snowboard, and mountain bike. It is such a beautiful place. From our headquarters it is about 30 minutes up Parleys. The town sits at almost 7,000 feet, the mountains above it catch hundreds of inches of snow in a good winter, and Park City Mountain has more developed skiable terrain than any resort in the country, over 7,300 acres of it. With Deer Valley right next door, people build serious homes here, and the mountains are not gentle.
Two generations of homes
The homes come in two very different generations. Old Town is still full of miner cottages and Victorian-style homes from the silver days: little pyramid houses and bungalows that went up around the turn of the century, and most of Main Street’s historic district dates to just after the Great Fire of 1898. If you own one of the historic homes, the city runs a Historic District Grant Program with a 50 percent matching grant for eligible work, and repairing or replacing roofs is on the list. Then there is everything built since: big mountain contemporary homes, timber and stone, wide rooflines designed to carry snow. A roof in Park City is engineered for several times the snow load of a valley roof, and details like ice protection and heat cable stop being upgrades and start being required.
The materials we use up here
These are the materials we use the most up here. On steep mountain rooflines we install a lot of standing seam metal, and on shingle roofs we recommend GAF Timberline HDZ or CertainTeed Landmark Pro, the same shingles that run in our packages. Park City gets a ton of snow, but in the summer it gets a ton of sun, with the boating and everything else close by at Jordanelle and the reservoirs. All that sun is why we get asked about solar panels up here as often as we get asked about heat and ice dam systems. For solar we always use Tier 1 systems: black-on-black panels with premium warranties. And by the way, we do siding and gutters as well; rain chains and more modern gutter systems are very popular in Park City.
Nobody home to notice
Did you know that more than 70 percent of the homes in Park City are vacant or second homes, and fewer than one in five is owner-occupied? Most Park City roofs belong to people who are somewhere else. Snow stacks up, ice dams form. A windstorm lifts a few shingles and there is nobody home to notice. A vacation home needs extra due diligence for exactly that reason. The problems do not announce themselves. That is what our documented inspections are for, and you can schedule one without even being at the house. We will fly the drone, walk the roof, get into the attic and crawl space if needed, and send you a dated photo report you can read from anywhere, so you know exactly what your roof looks like without getting on a plane.
After a storm
If you are worried about your property after a recent storm, let us know and we will have somebody there in less than 48 hours to assess and do a walkthrough for you. We have 23 documented residential jobs in Park City, most of them on the 84098 side out in the Snyderville Basin, and weather dependent, we are able to tackle roofs even in the winter months.
Just a reminder, we have financing options available. Learn more about financing, or you can schedule a free inspection or simply give us a call.

Recent work in Park City
We are about 30 minutes away, up Parleys. Here is one of our Park City jobs, caught halfway through.
A roof replacement in Park City
The old roof is off and underlayment is going down across the deck, with our crew up top. This is the stage nobody sees once the shingles go on, so every slope gets photographed now, and the owner gets the photos. It is also the stage that matters most in Park City, where the roof has to carry a mountain winter.
Nearby, we also work in Midway, Heber City.

Park City roofing questions
Questions we get all the time from Park City homeowners.
Do you offer financing?
Yes. Pay for the roof over time through our lending partners or with in-house financing, and ask us at the inspection which one fits best. Military, first responders, and teachers get an automatic $500 off.
Do you handle insurance?
We inspect, mark, photograph, and give your insurance company a complete dated report. With your OK, we also answer your carrier’s questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof. What we make sure of is that nothing on your roof goes undocumented.
What counts as an act of God?
Damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.
How do I tell if I have storm damage?
From the ground, mostly you cannot, and that is the problem. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.
Can you inspect my Park City home while I am out of state?
Yes, and most of our Park City inspections work exactly that way. You schedule it without being at the house. We fly the drone, walk the roof, get into the attic and crawl space if needed, and send you a dated photo report you can read from anywhere.
How fast can somebody check my roof after a storm?
Less than 48 hours. If you are worried about your property after a recent storm, let us know and we will have somebody there to assess it and do a walkthrough for you.
Do I need heat cables in Park City?
At almost 7,000 feet, usually yes at the eaves and valleys. Ice dams form while nobody is home to see them. A heat cable keeps a thin melt channel open, so snowmelt drains off the roof instead of freezing into an ice dam at the cold edge and backing up under the shingles. We install and service these systems.
Do you work in Park City during the winter?
Weather dependent, yes. We are able to tackle roofs even in the winter months, depending on the season and the conditions, and we will be straight with you about timing.
Do you pull permits in Park City?
Yes. We pull the reroof permit where the city requires one.
What is different about roofing in Old Town?
The roofs are small, steep, and often historic. Old Town is full of miner cottages and Victorian-style homes from the silver days, and most of the Main Street historic district dates to just after the Great Fire of 1898. We assess these in person, because no two are alike. If your home is historic, the city’s Historic District Grant Program may cover part of the roof.
How many roofs have you done in Park City?
23 documented residential jobs, counted from our own job records. Most of them, 15 of the 23, are on the 84098 side of town, out in the Snyderville Basin, and the rest are in 84060.
Do you handle the solar panels on Park City roofs?
Yes, in-house. We hold the solar license, so panels come off and go back on with the crew that does your roof. For solar we always use Tier 1 systems: black-on-black panels with premium warranties.
