Roofing the oldest neighborhoods in the valley
Salt Lake City has some of the oldest homes in Utah, and old homes hide old problems. Why that matters to you: the roof you see from the street is only the top layer. What sits under it decides how long the next roof lasts.
Nearly one in four homes is older than 1940
Salt Lake City is not a suburb that went up all at once. It was built a little at a time for well over a century, and it shows. According to the U.S. Census Bureau’s American Community Survey, the median home in the city was built in 1972, and about 25,000 homes, nearly one in four, were built before 1940.
That is why a Salt Lake City roof can surprise you. Under the shingles we find older decking, repairs from three owners ago, and sometimes a second layer somebody laid right over the first. We do not lay over. We tear off to the deck, every time, replace soft decking instead of covering it up, and the first two sheets are on us.
Historic districts have one extra step
Some of the city’s best streets are protected. The Avenues became a local historic district in 1978, and the city calls it the most significant neighborhood in Utah for documenting home styles going back to the late 1860s. Capitol Hill, the oldest surviving residential area in the city, followed in 1984.
If your home has local historic or landmark designation, the city requires approval for exterior work before it will issue a building permit. Re-roofing is one of the projects the planning staff reviews across the counter, so it is a step to plan for, not a reason to put off a roof that is already leaking.
A city of renters and landlords
More than half of the occupied homes in Salt Lake City are rented, according to the same Census survey. That means a lot of roofs belong to people who do not sleep under them. If that is you, our drone inspections come with a dated photo report you can read from anywhere, so you know what the roof looks like without a tenant having to describe it. We work with property managers too, on homes and on commercial buildings.
From downtown to the benches
We have been in business since 2007, and we have 175+ documented residential jobs with a Salt Lake City address, spread across about 20 ZIP codes. Our headquarters is in South Jordan, a straight shot up I-15, and our inspectors are paid a salary, not commission, so the recommendation you get is the one your roof actually needs. Got a few lifted shingles after a windstorm? Storm damage gets a walkthrough with someone on site in less than 48 hours.
Just a reminder, we have financing options available. Learn more about financing, or you can schedule a free inspection or simply give us a call.
Recent work
Recent work in Salt Lake City
We’ve been in business since 2007, and Salt Lake City is a short drive up I-15 from our office. Here are two of the roofs from above.
Every slope in one picture
This is the view a drone inspection gives you: every slope, every vent, and every pipe in one shot. It is how we show you exactly what your roof looks like without you ever climbing a ladder, and it is the same picture your insurance company gets if there is damage to document.
Hips, valleys, and ridges
A roof like this one has a lot of lines, and the lines are where water goes. Valleys carry the most water on the roof and ridges take the most wind, so those are the first places we look on any Salt Lake City inspection.
Nearby, we also work in North Salt Lake, Holladay, Cottonwood Heights, Sandy.

Salt Lake City roofing questions
Questions we get all the time from Salt Lake City homeowners.
Do you offer financing?
Yes. Financing that works for you, from our lending partners or in-house. Homeowners and landlords alike can spread the cost of a roof over time. Military, first responders, and teachers get an automatic $500 off.
Do you handle insurance?
We inspect, mark, photograph, and give your insurance company a complete dated report. With your OK, we also answer your carrier’s questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof. What we make sure of is that nothing on your roof goes undocumented.
What counts as an act of God?
Damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.
How do I tell if I have storm damage?
From the ground, mostly you cannot, and that is the problem. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.
Do you work on roofs with solar panels?
Yes, in-house. We hold the S202 Solar Photovoltaic classification on our Utah contractor license, so panels come off and go back on with the crew that does your roof. No second company, no second wait, and one warranty conversation instead of two.
My home is in the Avenues. Do I need approval to re-roof?
If your home has local historic or landmark designation, yes. Salt Lake City requires approval for exterior work on those properties before a building permit is issued. The good news is that re-roofing is one of the projects the city’s planning staff reviews across the counter, so it is a step to plan for, not a reason to wait.
Are older Salt Lake City homes harder to roof?
They hide more surprises. Nearly one in four homes in the city was built before 1940. Under the shingles we often find older decking, past repairs, and sometimes a second layer someone laid over the first. We tear off to the deck every time, and the first two sheets of replacement decking are on us.
Do you work with landlords and property managers?
Yes. Most homes in Salt Lake City are rented, so a lot of our calls come from owners who do not live in the house. We send a dated photo report you can read from anywhere, and we can coordinate access with your tenants.
Do you pull permits in Salt Lake City?
Yes. We pull the reroof permit where the city requires one.
How many roofs have you done in Salt Lake City?
175+ documented residential jobs with a Salt Lake City address, counted from our own job records, spread across about 20 ZIP codes. Every one photographed.
