Roofing where the lake-effect snow lands

Tooele sits on the other side of the Oquirrhs from us, higher up and right in the path of the lake. Why that matters to you: a Tooele roof carries a lot of snow every winter, and snow that melts and refreezes at the edge is how a roof starts to leak.

The lake-effect snow belt

When cold air comes across the Great Salt Lake from the north, it picks up moisture and drops it as snow on the other side. A 1985 National Weather Service study of Great Salt Lake effect snowfall found that this snow lands in just a handful of places, and one of them is the Tooele Valley near the town of Tooele. A later Weather Service case study puts it simply: a northerly wind steers the lake band over the Tooele Valley.

Add that to the elevation. Tooele sits at about 4,900 feet and averages about 75 inches of snow a year, per the climate figures on Wikipedia. That is where ice builds at the eaves and backs up under the shingles, and where heat cable earns its keep. On shingle roofs we run GAF Timberline HDZ or CertainTeed Landmark Pro, the same shingles that come in our packages.

A town the Army grew

Tooele is older than most people think. Three pioneer families settled on a stream south of town on September 4, 1849, and the city was incorporated in 1853. The big change came in 1942, when the Army built the Tooele Ordnance Depot on a 25,000-acre tract southwest of town, according to Tooele City’s own history. The town grew from about 5,000 people in 1940 to about 9,100 by 1960, per the same Wikipedia census figures, and plenty of the brick homes from those years are still standing.

Four in ten homes went up from 1990 to 2009

Most of Tooele is newer than that. The median home in town was built in 1994, and about four in ten went up between 1990 and 2009, according to the U.S. Census Bureau’s American Community Survey figures on Census Reporter. That means a lot of Tooele roofs are original, and they have now seen 15 to 35 winters of lake-effect snow. When a whole subdivision was built in the same few years, the roofs tend to wear out together too.

A brick Tooele home with a long covered porch and a chimney through the roof. Chimneys and porch roofs are where water likes to sneak in, so on every inspection we photograph the flashing around them up close, and the owner gets those photos.

Tooele roofing questions

Questions we get all the time from Tooele homeowners.

Do you offer financing?

Yes. A roof that leaks should not have to wait for payday, so we offer in-house financing and also work with lending partners. We sort out which one suits you before any work starts. Military, first responders, and teachers get an automatic $500 off.

Do you handle insurance?

What we do is document it, thoroughly. We inspect, mark, photograph, and give your insurance company a complete dated report, and with your OK we answer your carrier’s questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof. We just make sure nothing on your roof goes undocumented.

What counts as an act of God?

Weather damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.

How do I tell if I have storm damage?

Usually you cannot tell from the yard. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.

Do you work on roofs with solar panels?

Yes, with our own crew. We hold the S202 Solar Photovoltaic classification on our Utah contractor license, so panels come off and go back on with the crew that does your roof. No second company, no second wait, and one warranty conversation instead of two.

Why does Tooele get so much snow?

Elevation, and the lake. Tooele averages about 75 inches of snow a year, and a National Weather Service study names the Tooele Valley near town as one of the spots that catches heavy lake-effect snow off the Great Salt Lake. Deep snow that melts and refreezes at the eaves is how ice dams start, so on some roofs we recommend heat cable, and we will tell you straight if yours does not need it.

My Tooele home was built in the 1990s or 2000s. Is the roof due?

A lot of them are getting close. About four in ten Tooele homes went up between 1990 and 2009, so many are on their first roof and that roof is 15 to 35 years old. Age alone does not mean replace. The free inspection shows you what is actually going on, with dated photos of every slope.

Do you come all the way out to Tooele?

Yes, we work in Tooele regularly. We have 17 documented residential jobs here, all in the 84074 ZIP code. After a storm, let us know and we will have somebody on site in less than 48 hours for a walkthrough.

Do you pull permits in Tooele?

Yes. We pull the reroof permit where the city requires one.
