Holladay, Utah

Roofing under Holladay's big trees

In Holladay, the trees are part of the roof. Why that matters to you: leaves in the valleys, shade on the north slopes, and branches over the ridge wear a roof out in ways a bare roof never sees. A Holladay inspection looks at the trees as hard as it looks at the shingles.

The oldest village outside Salt Lake

Holladay is one of the most interesting places we work. In July 1847 a group of pioneers led by John Holladay came into the valley, found a spring-fed stream they named Spring Creek, and a few of them wintered over in dugouts along it. According to the City of Holladay’s own history, that made it the first village settled away from Salt Lake itself. Funny enough, the city is one of the youngest around. Holladay stayed unincorporated for well over a century and only became a city on November 30, 1999.

Mature trees and big lots

The older neighborhoods sit along Big Cottonwood Creek, the newer ones look like typical suburbs, and through most of town the lots are big and the trees are bigger. The city’s 2016 to 2031 General Plan calls its forests of mature trees and its large lots part of what makes Holladay unlike anywhere else in the valley, and the city has a Tree Canopy Sustainability Ordinance to keep it that way. We love that about Holladay. It does mean the roofs here work harder. Leaves and needles collect in the valleys and gutters and hold water against the shingles. Shade keeps some slopes damp long after a storm. And a limb that reaches over the ridge will scrub the granules off in the wind, or come down in a storm.

Mount Olympus and the east side

Mount Olympus fills the skyline over Holladay, and the closer your home sits to those foothills, the higher and colder the roofline. On the east side, ice at the eaves can be a real winter problem, and on some roofs heat cable is the right call. We will tell you straight if yours does not need it. On shingle roofs we recommend GAF Timberline HDZ or CertainTeed Landmark Pro, the same shingles that run in our packages, and we keep the gutters in the conversation, because under Holladay’s trees they fill up fast.

No commission, no pressure

We have 12 documented residential jobs in Holladay, spread across the 84117, 84121, and 84124 ZIP codes. Every free inspection starts with the drone and ends with a dated photo report, so you see what we see. Our inspectors and sales reps are paid a salary, not commission, so if your roof has years left in it, that is exactly what we will tell you.

Just a reminder, we have financing options available. Learn more about financing, or you can schedule a free inspection or simply give us a call.

Here is one of our Holladay jobs from the drone, trees and all.

Steep shingle roof and chimney on a Holladay home, with tall trees right against the eaves

A steep roof in the trees

This one is classic Holladay: a steep shingle roof with a chimney, and tall trees growing right up to the eaves. From the ground you would never see the valleys or the back slopes. From the drone you see all of it, which is why every inspection starts up here, and why the owner gets the photos.

Nearby, we also work in Cottonwood Heights, Salt Lake City, Murray, Sandy.

Holladay roofing questions

Questions we get all the time from Holladay homeowners.

Do you offer financing?

Yes, through in-house financing or our lending partners. Bring it up when we come out, and we will find the fit for your household. Military, first responders, and teachers get an automatic $500 off.

Do you handle insurance?

We inspect, mark, photograph, and give your insurance company a complete dated report. With your OK, we also answer your carrier’s questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof. What we make sure of is that nothing on your roof goes undocumented.

What counts as an act of God?

Damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.

How do I tell if I have storm damage?

From the ground, mostly you cannot, and that is the problem. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.

Do you work on roofs with solar panels?

Yes, in-house. We hold the S202 Solar Photovoltaic classification on our Utah contractor license, so panels come off and go back on with the crew that does your roof. No second company, no second wait, and one warranty conversation instead of two.

What do Holladay’s big trees do to a roof?

They keep it shady, damp, and full of leaves. Leaves and needles pile up in the valleys and gutters and hold water against the shingles, shade keeps the north slopes from drying out, and a limb rubbing the roof in the wind wears right through the granules. We check all three on every Holladay inspection, and we photograph what we find.

A tree limb fell on my roof. Is that covered?

Often, yes, if a storm brought it down. A limb that falls in wind is the classic act of God. What we do is document it: the limb, the impact, every damaged slope, with dated photos your insurance company can read. We do not file or negotiate the claim, but we make sure nothing gets missed.

Do you pull permits in Holladay?

Yes. We pull the reroof permit where the city requires one.

How many roofs have you done in Holladay?

12 documented residential jobs, counted from our own job records, spread across the 84117, 84121, and 84124 ZIP codes.
