Roofing in the middle of the valley
Midvale has two kinds of houses: the old smelter-town homes and the brand-new ones built where the smelters used to be. Why that matters to you: the roof questions are completely different depending on which one you live in.
It used to be called Bingham Junction
Midvale grew up around the railroad and the mines. According to Midvale City’s own history, the town was first known as Bingham Junction, a stop on the rail lines that hauled ore out of Bingham Canyon and Little Cottonwood Canyon. The Galena smelter went up near the Jordan River in 1873, a much bigger smelter was finished in 1902, and lead was smelted here until 1958. The city itself was founded in 1909. A lot of the families who worked those smelters came from Southern and Eastern Europe and settled right here in town.
Two generations of homes
Midvale’s houses split into two very different groups. Per the U.S. Census Bureau’s American Community Survey on Census Reporter, about one in six homes was built before 1960, and more than one in three was built in 2000 or later. The median home dates to 1987.
The older ones are more than 65 years old now. Under those roofs we find older decking, past patch jobs, and attic ventilation that was never designed for how people heat and cool a house today. We tear off to the deck, fix what is soft, and set the ventilation right. The newer homes are on their first roof, and a roof from the early 2000s is coming up on its 20s. That is a good time for a free inspection, before anything starts to leak.
Bingham Junction, rebuilt
Here is a Midvale story most people have driven right past. The 446-acre Midvale Slag site was home to five smelters, and after the cleanup the Environmental Protection Agency took it off the Superfund list in 2015. Today it is Bingham Junction, and according to an EPA case study, developers have built over 1,800 units of housing there: single-family homes, apartments, condos, and townhomes. If you live in a townhome or condo, your roof may be shared or managed by your HOA, so start there. We work with property management companies too, through our commercial roofing side.
Permits and inspections
Midvale is clear about this one. The city’s Building and Safety page lists re-roofs among the projects that need a building permit and building inspections. We pull the permit, and the inspections are part of the job. We have 10 documented residential jobs in Midvale, all in the 84047 ZIP code, and each one has a dated photo record.
Just a reminder, we have financing options available. Learn more about financing, or you can schedule a free inspection or simply give us a call.
Recent work
Recent work in Midvale
We have been in business since 2007, and Midvale sits right between our office in South Jordan and Salt Lake City. Here are two of our Midvale jobs.
A metal roof from the air
This Midvale home has metal roofing over the house and its additions, each section meeting the next at a different angle. From the ground you only see one side. From the drone you see every seam and every joint, and so does the owner, in the photo report.
An older Midvale home
A low, wide roof over red brick, a classic look on Midvale’s older streets. Roofs like this need good airflow, which is what that row of vents near the ridge is for. We check them on every inspection.
Nearby, we also work in Sandy, Murray, Cottonwood Heights, West Jordan, Taylorsville.

Midvale roofing questions
Questions we get all the time from Midvale homeowners.
Do you offer financing?
Yes, financing that works for you and for the house you have. A 1950s brick rambler or a brand-new townhome, we can set it up in-house or through one of our lending partners. Military, first responders, and teachers get an automatic $500 off.
Do you handle insurance?
Our job is the paperwork your insurance company reads. We inspect, mark, photograph, and give your carrier a complete dated report, and with your OK we answer their questions about what we documented. We are roofers, not public adjusters, so we do not negotiate or file the claim for you, and we never promise a free roof.
What counts as an act of God?
Damage nobody caused. Hail, wind, lightning, a tree that came down in a storm. Nobody was careless and nobody skipped a repair, the weather just showed up. That is the kind of damage most homeowner policies are written for. What they usually will not cover is a roof that simply got old, which is exactly the line good photos win and bad photos lose.
How do I tell if I have storm damage?
Most storm damage hides on top of the roof. Look for shingle granules in the gutters or at the downspout, lifted or missing shingles after wind, dents on soft metal like vents and downspouts, and any new stain on an upstairs ceiling. If you spot any of it, get the free inspection and we will document every slope before it turns into a leak.
Do you work on roofs with solar panels?
Yes, and it stays one job. We hold the S202 Solar Photovoltaic classification on our Utah contractor license, so panels come off and go back on with the crew that does your roof. No second company, no second wait, and one warranty conversation instead of two.
Do I need a permit to re-roof in Midvale?
Yes. Midvale City lists re-roofs among the projects that need a building permit and building inspections. We pull the permit, and the inspections are part of the job.
I live in a townhome or condo. Can you do my roof?
Usually, but check with your HOA first. In a lot of townhome and condo communities, like the newer ones around Bingham Junction, the roof is shared or managed by the HOA. We work with property management companies as well as homeowners, so we are happy to talk to whoever makes the call.
My Midvale home is from the 1950s. What do you look for?
Everything a house from the 1950s has been through. Older decking, past patch jobs, attic ventilation that may not match what the house needs today, and sometimes more than one layer of shingles. We tear off to the deck, replace soft decking instead of covering it up, and the first two sheets are on us.
How many roofs have you done in Midvale?
10 documented residential jobs, counted from our own job records, all in the 84047 ZIP code. Every one photographed.
